39 Hoddle Street, Robertson — Booking Terms & Conditions

1. Overview

These Booking Terms & Conditions apply to all stays at 39 Hoddle Street, Robertson, a restored 1898 church property.

The property offers two separate accommodation options:

  • Angel Place — a one-bedroom apartment
  • Church Conversion — a two-bedroom residence

By making a booking through our website, you agree to these terms.

2. Bookings & Payment

  • All bookings must be paid in full at the time of reservation unless otherwise stated
  • Prices are listed in AUD and include GST (where applicable)
  • A booking is confirmed only once payment has been successfully processed and a confirmation email has been issued

We reserve the right to cancel any booking where payment is not completed.

3. Cancellation Policy

  • More than 14 days before check-in: Full refund
  • 7–14 days before check-in: 50% refund
  • Less than 7 days before check-in: No refund

No-shows and early departures are non-refundable.

4. Changes to Bookings

  • Date changes may be requested but are not guaranteed
  • Changes within 7 days of arrival are treated as cancellations

5. Check-in & Check-out

  • Check-in: From 3:00 PM
  • Check-out: By 10:00 AM

Early check-in or late check-out may be available by prior arrangement but is not guaranteed.

6. Maximum Occupancy

  • Angel Place: Maximum 2 guests
  • Church Conversion: Maximum 4 guests

Only registered guests are permitted on the property unless otherwise approved.

7. Children & Suitability

  • 39 Hoddle Street is not suitable for children or infants
  • Bookings are accepted for adults only
  • The property includes heritage features and layouts that are not designed with child safety in mind

8. House Rules

Guests agree to:

  • Respect neighbours and maintain reasonable noise levels at all times
  • No parties or events unless expressly approved
  • No smoking inside the property
  • Leave the property in a reasonable condition

Failure to comply may result in termination of the stay without refund.

9. Guests, Visitors & Events

  • Only registered, paying guests are permitted on the property
  • Additional visitors, gatherings, parties, or events are not permitted without prior written approval

Unauthorised visitors or gatherings may result in:

  • Immediate termination of the booking
  • Forfeiture of payment
  • Additional charges for cleaning, damage, or disruption

10. Weddings & Approved Events

  • Small weddings or events may be considered by prior arrangement only
  • These are not included in standard accommodation bookings and must be arranged separately

Where approved:

  • Additional fees, conditions, and a security bond will apply
  • A separate agreement must be signed prior to the event

11. Pets

  • Dogs are permitted in the Church Conversion only
  • A $100 pet fee per stay applies

Guests must ensure pets:

  • Are not left unattended inside
  • Do not cause damage to the property or furnishings
  • Do not create excessive noise or disturbance

The courtyard is enclosed; however, guests remain responsible for the supervision and safety of their pets at all times.

Additional cleaning or damage will be charged accordingly.

12. Property Use & Limitations

39 Hoddle Street is a restored heritage property.

Guests acknowledge:

  • The building includes original architectural features
  • Layouts differ from modern accommodation
  • Temperature and acoustics may vary

13. Angel Place — Specific Conditions

Guests booking Angel Place acknowledge:

  • Maximum 2 guests
  • One queen-sized bed with electric blanket
  • One bathroom
  • Kitchenette only (microwave, fridge, electric frypan — no full kitchen)
  • Basic provisions (milk, tea, coffee) may be provided for convenience only and are not guaranteed to be replenished
  • Pets are not permitted
  • The apartment forms part of the 39 Hoddle Street church building and includes original architectural features, including the original entry

14. Church Conversion — Specific Conditions

Guests booking the Church Conversion acknowledge:

  • Maximum 4 guests
  • Two queen-sized beds
  • Two bathrooms
  • Full kitchen with dishwasher
  • Private enclosed courtyard

Guests acknowledge:

  • The space is large, open-plan and not a conventional residential layout
  • Sound may travel within the space
  • Temperature may vary due to the scale and structure of the building

15. Connectivity & Entertainment

  • Complimentary Wi-Fi and a smart TV are provided
  • Guests may log into their own streaming accounts and must log out prior to departure
  • While we aim to provide reliable service, availability may be affected by external factors and is not guaranteed

16. Commercial Use, Filming & Photography

39 Hoddle Street is provided for private residential use only.

The following are not permitted without prior written approval:

  • Commercial photography or filming
  • Content creation for brands, advertising, or promotion
  • Social media content involving commercial activity

The property must not be used for:

  • Explicit, sexualised, or inappropriate content
  • Any activity that may reasonably be considered offensive, unlawful, or damaging to the property’s reputation

Where approval is granted:

  • Additional fees, conditions, and a security bond may apply
  • A separate agreement may be required

Unauthorised use may result in:

  • Immediate termination of the booking
  • Additional charges
  • Withdrawal of permission to use any content created on the premises

17. Damage, Loss & Additional Charges

Guests are responsible for:

  • Damage to the property or contents
  • Missing items
  • Additional cleaning beyond normal use

We reserve the right to recover reasonable costs for repair, replacement, or cleaning.

18. Liability Disclaimer

To the extent permitted by law:

  • 39 Hoddle Street is not liable for injury, loss, or damage to guests or their belongings
  • Guests use the property and its amenities at their own risk

Nothing in these terms excludes rights under Australian Consumer Law.

19. Cancellations by Us

We reserve the right to cancel a booking due to:

  • Safety concerns
  • Property damage
  • Regulatory requirements

A full refund will be provided where applicable.

20. Privacy

We collect personal information for booking and communication purposes.

21. Governing Law

These terms are governed by the laws of New South Wales, Australia.
